Baja123.com Real Estate is located in Baja California Mexico in the town of Rosarito 17 miles south of Tijuana which is the Mexico /U.S. border. Baja123.com is a talented team of professionals led by David and Kanoa Biondolillo. David has been investing in real estate in California and Nevada since 1972. Kanoa has been in Real Estate as a Realtor in California since 2004. In 2005, the father/son team came to Baja and formed Baja123. David started coming to visit Baja in 1960 and both he and Kanoa have traveled extensively throughout Mexico. They made the permanent move to Baja California in 2005.

We have “Handshake Agreements” with 350 Realtors all over Baja, which means we work cooperatively with other companies who also list and sell property. This is much like the MLS system in the US. This allows us to have access to a great percentage of the listings available in most areas”.

He further explained “Baja 123 adheres to the regulations and guidelines of the Real Estate Industry, so we use Notarios and lawyers who specialize in Real Estate Law and who have many years of experience. (Note: Notarios Publicos are state appointed officials that are lawyers in charge of the public record) We work primarily with the premiere title company, First American Title to facilitate most of our closings services. It is a very large and well-respected US title company, now capable of issuing Title Insurance all over Mexico”.

The Baja Team is diverse and well-versed in the area of Baja California. All of the administrative staff and about half of the agents are bilingual. Baja123.com is a forerunner in the Internet-based Real Estate industry in Baja. The company maintains a large presence and is the leading real estate site on the Internet for Baja California Norte. There are two basic real estate markets in this area of Baja Norte. The beach-side communities which are usually gated and guarded with many of the amenities found within the development are geared to the American and Canadian market. The inner city and hillside properties are generally more for local inhabitants. Our company does more to accommodate the American and European markets. Kanoa breaks out the general area of Baja California Norte into five basic geographical areas from north to south. Each has its own demographic draw.
Playas, is the area closest in proximity to the border. It includes developments such as Playas Diamante  and anything north to the border. It tends to draw those who are still working in San Diego because it isn’t much more of a commute to downtown than from La Jolla CA. to the same area. With a SENTRI pass it takes no time at all.
Tijuana is also an area with many museums, terrific restaurants, night clubs, wonderful movie theaters, and the famous ‘Revolucion’ shopping experience.

Beverly Baja is the area between Trump Towers and One Eleven. It includes Real del Mar, Pacifica, The Residences, and One Eleven. This area draws more retirees and investment buyers. Those who come to Baja to enjoy their second homes in their life after the “nose-to-the-grindstone,” and those who vacation here regularly who also use their second homes as income tend to choose this area. Golf is popular with great beaches, and soon additional private development activities will be available to these residents. I’m not saying that the areas are totally separate, because the investment “income home” does appear throughout all of the areas.

Rosarito, which at its root is The Rosarito Beach Hotel, is similar to the others in that many residents use their homes as vacation rental income and second homes for themselves. It is also the fastest growing of the areas. Nightlife, beach fun, horses, restaurants and shopping are activities enjoyed by all.

Puerto Nuevo is the area from around The Newport Beach Hotel and Resort south to Plaza del Mar including the older well-established communities of Las Gaviotas, Mission Viejo, Descanso, Palacio and more. It is still investment type property for many, but you find more residents staying at least part of the year. In the US the term “Snowbirds” comes to mind except it is more the hot desert areas coming to beat-the-heat. The famous ‘Lobster Village’, dune riding, shopping and art galleries are close by.

Ensenada is the newest area of development interest. Many new developments are being built in this particular area. These newest Baja California developments include; Puerta del Mar, Punta Piedra, La Salina, La Fonda, and Bajamar, just to name a few. Residents here also tend to be full-time. It is just far enough from the border to fully appreciate true Mexican culture and still visit family and friends in the US. It is a beautiful port that will be a draw to those who also have a sailboat perhaps or other type of ocean-going vessel. The newest area that has become a huge draw is Valle de Guadalupe, an area filled with beautiful vineyards and known as the Ruta de Vino. Wine tasting and music concerts seem to be a perfect pairing. Golf is another growing attraction as well.

The infrastructure of services throughout the North Baja areas will be greatly improved due to the decision that major contributions be made by the Developers’ Association in Baja. Larger amounts of revenue will become available because of this decision. However, this does benefit them, since it is in the developers’ best interest to make sure there are paved roads, adequate sewer, water and electricity services provided to keep the foreign market interested and feeling secure about their investments. Americans especially, have high expectations when it comes to highways, roads, schools, and services. It is logical to believe that with the huge influx of Americans and others moving to the area, great strides will be made to meet the standards of quality Americans have become accustomed to and insist on.

As far as shopping centers, large chain-type stores and restaurants, research has already shown that the foreign population presence is such that it will support these types of businesses.
