Residential Properties on the Edge of La Paz

The seaside community of El Centenario, located near La Paz, Baja California Sur Mexico, is continually refining itself. Founded as an agrarian and fishing ejido community nearly a half-century ago, El Centenario, on the Bay of La Paz has been re-discovered by foreign-nationals looking for a tranquil place to call home. In fact, over fifty new houses are under construction in the area, many of which are owned by English-speaking extranjeros. With the roads that access the El Mogoté peninsula, San Juan de la Costa, and the Baja cities to the north all converging in El Centenario and the nearby (but not too close) La Paz international airport, the town is slated to become an increasingly important residential area. A new boulevard-style street is being paved near the El Centenario, town center. Other developments are on the way, including the Haciendas Palo Verde neighborhood.

Haciendas Palo Verde is located in a desert setting that’s just far enough from the bustle of La Paz. Imagine waking up to watch the distant mountains silhouetted against the glow of the morning sun, or glancing out your window to see towering cardóns juxtaposed against the Baja blue sky. Think of relaxing away the late afternoon as the Coromuel breeze, a local weather phenomenon, pleasantly cools your porch. The hillside of El Centenario is where you’ll find Haciendas Palo Verde, a quiet place to create your ideal home.

A Haciendas Palo Verde lot provides a place that is ready for your dream casita. Each property has an individual tax-identification number, an approved SEMARNAT environmental preservation plan, plus underground water and electric utilities. Additionally, a secure road limits through traffic. Architectural standards, CC&Rs, and a neighborhood association work to preserve your property values. Best of all are the gorgeous bay views available from each Haciendas Palo Verde lot.

Converting a raw piece of land into one that’s prepared to be built upon requires several permits. Foreign property owners can become frustrated by the lengthy and complex approval process that is often made more difficult by language barriers. Owners may also be taken off-guard by agencies that they were unaware regulated their building sites to begin with. But there’s no need to worry, much of the process has already been completed for Haciendas Palo Verde lots.Haciendas Palo Verde has a neighborhood-wide, SEMARNAT-approved, environmental preservation plan. Under this program, certain varieties of cactus are marked and preserved, and a large percentage of the natural vegetation is to be left untouched. In addition to ensuring that the community stays green and natural, the preservation plan can save builders time and money. Independent lot owners seeking environmental approval can spend up to eight months and thousands of dollars in the process. But because Haciendas Palo Verde has created and complied with its SEMARNAT environmental conservation plan, lot owners are free to focus on building their homes.

While many homesites on the El Centenario hillside depend on trucked-in water, Haciendas Palo Verde lots are serviced by a privately-operated potable water system. This significantly reduces the cost of water and eliminates the need to order it, saving time, effort, and money. In fact, the Haciendas Palo Verde system can reduce monthly water expenditures to less than half that of trucked-in water. Also, the pre-pay billing system has been designed to allow you to pay at your convenience.

Purchasing a Haciendas Palo Verde lot removes the unpleasant mystery of not knowing what the neighbors will build. Our architectural standards and CC&Rs guide owners to create tasteful homes. A set of height restrictions help ensure that no one claims too much of the neighborhood’s gorgeous skyline. Additionally, visible power lines have been eliminated by delivering electrical power underground. Together with the environmental preservation plan, these features round out a system that protects the value and beauty of each Haciendas Palo Verde property

Having owned land in Mexico for over 35 years, having created two subdivisions in the La Paz municipality, and having sold over a dozen properties and several homes in El Centenario, the Palo Verde team is pleased to present Haciendas Palo Verde.
